Chelsea is a Multifamily Real Estate Investor, Syndicator & Entrepreneur with extensive knowledge in design, architecture, construction, and project management. Chelsea is a managing partner at GreenLight Equity Group, a boutique investment firm focused on acquiring value-add commercial apartment buildings in emerging markets, to help others gain financial freedom through passive real estate investments. Driving this work is her philosophy and mission to beautify her local surroundings, elevate the quality of life for the community and its residents, and provide solid returns for her investors and partners.
Along the way, through her keen assessment of market valuation, she discovered one common problem; the time, effort, and money being invested in purchasing and re-positioning an asset often did not align with the maximum return on investment and overall attract-ability. While some projects require the services of a full design-build company, others, specifically the value-add opportunities, require a lighter, more turn-key design touch. It is in this niche market that the most value can be created both virtually and affordably.
And thus, ROI ByDesign emerged.


Who We Are
ROI ByDesign is a full-service multifamily design firm that provides turnkey design solutions tailored to your investment property & budget. We work virtually across the nation within all asset classes, including new development projects.
ROI ByDesign is truly a one-stop-shop for everything multifamily design including:
exterior design, interior design, amenity space design (new or existing), furnishings, signage & rebranding.
We work in tandem with your local contractor and/or property manager since we are not a boots-on-the-ground operation (which allows us to keep our fees low!).
ROI ByDesign will specify all materials & finishes as per the established scope of work from national reputable vendors or through preferred vendors your contractor recommends. Since we do not charge any fees on the purchase of construction materials & finishes, there is no overlap or competition with the other trades. This allows us to really focus on the details and overall aesthetic, to ensure your asset will stand out from the rest, without stepping on anyone's toes. In fact, most architects & contractors find that working with us streamlines the process and makes their lives easier.
Essentially, we make all the important design decisions so everyone else can focus on what they do best!
